What is an mold assessment?

An assessment, or a mold remediation plan, is
a document prepared by a mold professional.
It identifies mold and serves as a guide for the
cleanup project. It says what must be done, how
it is to be done, and how you will be able to tell
if all the mold has been removed.
Mold Inspections are dedicated to helping home and commercial building owners identify mold problems
and provide remedial advice to recover from the damage mold can cause.

Step by Step..

1

Inspection

A certified mold inspector performs a visible inspection of the facility, both internal and external to the property, to look for visible signs of mold growth. Once the visible signs have been detected, we begin to verify the hidden and difficult to see mold growth, using equipment for measuring temperature and humidity, particle counter, thermal camera, among others. Often water intrusion is not noticed until it is too late, and mold can be present behind the walls/ceiling long before signs of water damage such as discolored drywall or water marks appear.

2

Spaces

Special attention is paid to the following areas where mold growth is most common: Bathrooms, Laundry Service Rooms, Kitchens, System (Heating, Ventilation and Air Conditioning). Areas where mold is discovered are observed, photographed, and a mold test and remediation plan is written and delivered to the client in a digital hard copy, as well as a copy of the completed mold inspection report.

Features / Effects

Mold has an unpleasant visual effect and generates bad odors. It is recommended that each home or building undergo a mold detection analysis. At Miami Mold Expert, the mold that worries us the most is the one that cannot be seen. While all mold is initially a potential health hazard, not all mold that occurs indoors can affect your health, but even a small amount of mold that grows in your home should be identified and removed. Our mold analyzes are carried out in an accredited laboratory.

If you are investigating mold, you may come across different services, and costs, for a mold inspection.

The inspection simply identifies the presence of mold and generally defines the size of the problem, usually in square feet.
Seeing mold in the cracks and corners of the walls definitely means that it is growing and spreading more spores. Keep in mind that mold can also grow in places you can’t see, like in ducts or between walls. In addition to the fact that it can form colonies so small that they escape the eye.

Some situations that should make you look hard for mold in your home are:

Water damage

Your basement flooded, or your ceiling had a leak, or a broken pipe sprayed water all over your kitchen, you should have it inspected for mold. Any spot that has gotten wet and has not dried quickly (within 24-48 hours) could be contaminated with mold.

Buying a new home

There is no way to know what type of water damage may have occurred in the home you are planning to buy. The only way to know if there is mold is to do an inspection.

After a house has been vacated

If a house has been closed and vacant for months or years, moisture could have accumulated inside and caused mold to develop. This is especially a problem in warmer areas with high humidity.

After removing mold

If you've gone through various, often costly and difficult procedures to treat a mold problem, regular mold inspections are a good idea to make sure you've really gotten rid of the entire problem.

If you see mold

If you notice anything green, blue, black or white growing in the house, do a mold inspection to make sure you find it all. It may not be limited to one place.
